Create An Outdoor Dining Space and Add Value

When you buy a Clearwater Beach Home For Sale, you have many choices to make when it comes to prioritizing the items on your personalization list. One way to enhance your enjoyment of the property, as well as add to the value of the home, is to create or renovate an outdoor dining space. What could be nicer than having a place where friends and family can gather and enjoy a few drinks, barbecue up some tasty food and breathe the fresh air?

Here are some tips to keep in mind when adding or updating an outdoor dining space to your Clearwater Beach Home For Sale:

1. Choose the right location. You want your Clearwater Beach Home For Sale backyard dining area to be peaceful, quiet and private, so find the best spot on your yard that will be screened from view and sheltered from noise.

2. Clear a space. Choose an open area where you can place the outdoor dining table. If you put it underneath a tree, you run the risk of having leaves, sap, or insects drop into your food!

3. Lay the groundwork. Create a patio surface with stones or tiles first, which will give you a stable and flat place to put your table, chairs and barbecue.

4. Invest in sturdy furniture. Outdoor tables and chairs take a lot more wear from rain, sun, and the elements than their indoor cousins. Make sure you buy solid items that will last you many years.

5. Create some shade. If you want to enjoy yourself even in the direct heat of the afternoon, add a sun umbrella to your table. There are many different styles, and many can be adjusted and tilted to provide shade as the sun moves through the sky.

6. Make sure outdoor kitchen or barbecue is safe. Check that it is nowhere near anything flammable, or that it is not too close to trees or the side of the house.

7. Decorate and set the scene. Improve the surroundings of your backyard dining room with flowers, a fountain or a rock garden.

Once you have created the ideal outdoor space, its time to invite some good friends over to have a few drinks, and enjoy the results.

Updated Appliances Key in Clearwater Beach Home Sales

If you are trying thinking about selling your Clearwater Beach Homes For Sale this year, then be sure to think about your appliances and how they add or subtract from your home.  Buyers may be looking for a home that is move-in ready, while other buyers are looking for a home that needs some work, so they can get a good deal and personalize the home. If your home is in the needs-work category, then you probably know the offers you receive will be lower, but sometimes the offers are much lower than you anticipated.

Today‘s topic is appliances and some advice on what to do before you list your Clearwater Beach Homes For Sale:

1. If you have older appliances, then upgrading them help you get higher offers for your home. One tip is to leave the new stickers or labels on the appliances, so it will be obvious to the buyers the appliances are new. If your appliances are just a few years old, then a home warranty that covers maintenance is a good way to make the buyers feel comfortable. Our recommendation is to have a home inspection before you list your property, and have the inspector tell you how much life is left in your appliances. This will help you determine if a home warranty or replacement is the way to go for the price you seek.

2. If you replace appliances, then use stainless steel. Clearwater Beach Homes For Sale sellers may be concerned that stainless steel requires more cleaning to look their best for showings. Keep in mind that stainless steel appliances are the most popular choice among buyers. Buyers often comment that the stainless steel appliances look luxurious; even if the kitchen has no other updates.

3. If you replace appliances, then purchase the most energy efficient ones in your budget. As you know, many buyers are putting together a budget when they are looking at homes, and they may be looking for energy efficient appliances.

Are Clearwater Beach Condo Sales Taking a Dip?

By now, most people have gotten used to seeing Clearwater Beach Condos For Sale on the rise. Aided by the national recovery and historically low mortgage rates, it’s been the same almost everywhere in the country. So it may have been unsettling to some when the National Association of Realtorsรข reported that in June, home sales notched down by about 1.2%. As the month begins and we wait for the final July numbers to come in, local homeowners considering listing their home may be wondering what that drop could mean.

The safest answer is probably, “not much.” CNN Money thinks it’s just fallout from the rise in mortgage rates. Related factors are the continuing shrinkage in foreclosures and short sales and a general shortage of inventory (NAR reports about 8% fewer homes than during the same period a year ago). In fact, some studies suggest that the slower sales pace was simply due to that lack of inventory. It could be worrisome...unless you are an owner who’s been waiting for Clearwater Beach Condos For Sale prices to rise.

The factors seem to funnel into a single effect: compared with the landmark bargains we’ve gotten used to as Clearwater Beach Condos For Sale market recovers, the drift is toward more mortgage for less house. Even so, last month’s home sales were still the second highest since November of 2009 — up more than 13% from June, 2012! For the past 3½ years since May, the realty business in general has been doing quite nicely, thank you.
Although the mortgage rate increase may tend to slow down the pace of Clearwater Beach Condos For Sale sales over the coming months, when you take a step back to look at the trends, the direction is reassuring. If you’re considering listing a condo, it’s good to remember that although the graphs may go up and down, most experts agree that the recovery trend can be expected to continue to rise. If you’re thinking of selling your Clearwater Beach Condos For Sale, a solid first move is to call me for an up-to-date price evaluation – and we can take it from there!

Clearwater Beach Home Selling Basics

Clearwater Beach home selling is not much different from home selling in any other luxury community: the  concepts haven’t changed through the years. So when a homeowner watches a --  Just Sold  --  sign go up, they think it can't be as nice as their property.

The answer is usually very simple. If you want your own Clearwater Beach home selling campaign to be a smooth one, then here is some advice:

1. De-personalize your home. Specifically, take down family photos from the walls of your Clearwater beach home for sale and store them. The pictures of kids and vacations posted in your stairwell are great memories, but not for buyers. You want the buyer to see the home as their home, so your goal is to showcase the property and not your family album.

2. Put clothes in storage. Make sure you have checked every closet to make sure you only have current season clothes on display and store the other seasons somewhere else in
your Clearwater beach home for sale. Cluttered closets make the closets look small, but well planned closets give the appearance of plenty of closet space. So, get busy loading storage boxes.

3. Ask me for my input. If you ask my opinion, I will tell you if your Clearwater beach home for sale looks when compared to the other current listings and homes sold in Clearwater Beach. We are on the same team, so you get the best of both worlds: real, comparisons with competing Clearwater Beach homes for sale, a professional appraisal from a licensed appraiser, a professional home inspection from a licensed home inspector and professional staging suggestions for how to further improve your property’s marketplace value.

Preparing to sell a home can seem like a big job at first, but once you start, with my assistance and a few guidelines, the process will be in full in motion. It is important to know that the better your home shows, the more money you are likely to receive. It all starts when you give me a call!
